Wanted to buy a house in accordance with the specifications in phot

We want to buy a house and lot in Marikina/Pasig area.

We are a direct buyer and I am not going after the sales commission. We will directly deal only with house seller that owns the property. Minimum specs we are looking for are:

1. Single detached (not townhouse and row houses)

2. Lot area of at least 140 sqm

3. Two (2) storey

4. Flood free area

5. With garage

6. Owner built (not buy and sell)

7. New or 2nd hand but properly maintained and livable.

8. Nice and peaceful environment

9. Located at pasig-marikina area

10. Costing Php7 million (+/-)

We will consider those locations not prone to flooding like marikina heights area, concepcion to stalucia mall area, marikina greenheights, also rancho area. In pasig, from stalucia mall up to manggahan.
